Sadly the WAG have failed completely and utterly to look at both sides of the story, their laws are utterly mindless, contradictory and self defeating

There are disreputable landlords and there are bad tenants. In any business transaction, surely both parties should enjoy fair legal rights. There is a balance to be struck of course. The WG is far from perfect but there is a small proportion of the Welsh public who seem to portray them as the Devil's armpit. Seems a bit OTT to me. It's been good to see the range of experiences shared here. Perhaps the conclusion is that like much in the UK, housing is dysfunctional right now. I am aware that there are also complaints in other constituent nations of Britain on this matter.

Im sorry but the WAG deserve every single bit of the criticism theyre getting for their disastrous housing policy. This will soon get way worse, homelessness will rise, drugs and anti social problems will multiply, debts will grow for landlords and tenants, properties and neighbourhoods destroyed, houses reposessed etc. This is not the time for some dispassionate mealy mouthed cliches , the WAG's policies on this is a national disgrace ...Have a read of page 56 of the link posted here. It basically says in no circumstance can a landlord enter their own property in any situation without a judge allowing it at a minimum cost of £1500. Bad tenants are aware of all of this and many will exploit it to the maximum. The narrative that all tenants are poor struggling decent people and landlords are all greedy cruel people is a load of nonsense perpetuated by labour for cheap votes.

Where is the WAGs sympathy for peaceful people and decent landlords doing all the right things and yet caught up having to deal with this? Drugs dens, violence, noise pollution, thousands of pounds of damage , stolen rent, illegal sub letting, thousands of legal fees, years of stress and zero support from anyone or anywhere. Landlords are being bullied out of existence and neighbourhoods and decent hard working peple having their lives destroyed thanks to these disgraceful biased laws passed by the WAG

The recent landlord legislation is a disgrace
The recent roads decision is also a disgrace

The senedd are overseeing the collapse of the welsh economy with endless self defeating laws
and massive fall in living standards across the board. This goes hand in hand with industrial collapse drugs rife, drug crime rife, higher alcohlic rates etc We are soft on crime ,soft on drugs soft on everyone apart from hard working people and small businesses. These are the backbone of welsh society, the people upon whom we rely to work hark, provide their skills and services and pay their taxes to pay for the public services..These people havent had any help they have been thoroughly exploited , ignored and taken advantage of for decades by the senedd and westminster....

The town centres have been decimated and allowed to rot by the decision makers who have preached about getting out of our cars yet destroyed town centres in favour of massive out of town retail parks to which you can only get to by car.. The irony of these self defeating policies is lost on these politicians ....Buses have also been non existent there and nowadays taxis are also impossible to get n doubt because of the endless paperwork involved...Even job centres do not offer jobs anymore ? The future is bleak. It looks at this rate as though millions will be workless long term sick and machines will replace them to ensure maxiimum profits for the billionaires and wales is walking straight into that trap like welsh sheep. why not support sme's before theyre all wiped out? The senedd desnt seem to have the backbone for that..Far easier to sell out all our lovely little towns to the nandos tescos who can in turn send all their profits abroad...

Anyone who questions the status quo in wales and why we are always the poorest uk region is shouted down as a daily mail reader or a shy tory. Its a real stale environment where debate isnt allowed or considered. plaed meanwhile offer no alternative, no vision so desperately needed, they are asleep at the wheel, overly obsessed with just 1 subject, the language.  We need a arty to tap into welsh aspirations, identity, pride, to reward hard work and ensure all big corporations pay their taxes. Alas some of that is still in westminster where theyre in the pockets of the wealthy...But the senedd are doing nothing to make it better, only worse

i think they are both useless, the torys are corrupt , i think the senedd are well meaning but just clueless about business and how the real world works. They are over loaded by civil servants and career politicans who couldn’t make a living in running a business, look at the shambloic way cardiff airport is run and how its losing money hand over fist, the torys are shafting us by design, the senedd by incomptence either way we get shafted

Thanks for your reply , you have obviously thought it through ..I can't comment on every point you made as I have no real experience with a lot of them but I can say that I started my own business up last year and the assistance in upgrade training and the assistance in financial start up costs , then an advisor who was always just a phone call away was brilliant ...The online training and networking events were really helpful as well ....so when you say that Welsh government does nothing for small businesses, I can totally disagree with you , as the process I have experienced shows they help thousands of startup every year ....
What I have seen is the shortage of workers , especially low skilled people , who just go about their jobs not being seen day to day ..but their input is missed immediately when these simple jobs are not done ....in my experience eastern Europeans were brilliant at these low skilled jobs ...and we're happy to do them because they appreciated the chance at coming to UK ....(I nearly said the B word but it's not March yet )

Spot on. Combined together theyve created the perfect storm of a collapsed economy with over half a million extra people now on long term sick since covid...This collapse is thanks mainly to these 2 parties....A combination of their greed, ego, arrogance, stupidity, complacency, failure to listen, lack of empathy for the workforce and neglect has lead us to desolation

As a poster here rightly said, the best description of the senedd is "the road to hell is paved with good intentions"

Those start ups are just the first 5 minutes of a lifetime journey...They really become irelevant and the trouble is after that 5 minutes theres no support but wrse still all the wrng decisions are made to make the econmic environment work....The fact job centres dont offer jobs is just 1 example of the mess we are in

Let me know your thoughts in 10 / 20 years Im talking about the whole environment and what really affects you and yur business minute by minute day by day year by year...the roads the parking the rates the endless paperwork, the tariffs, the licenses, the unfair competition and double standards on rules, the enormous burcracy, the rising social problems, the endless laws on cars, the charity shops wiping out competition who have to pay rates? The rates , why are they only changed temporarily by the senedd not permanently? The endless tax law changes the list is endless. How will you deal with labours new proposed law to allow women 18 months paid leave for the menopause? Are you able to pay that?

Everyone is lacking workers on a crisis level and please unlearn whatever youve learned about brexit. Its local people who wont work, the system created by politicians  discourages it and punishes workers instead. Anyone would think theres some kind of masterplan to have millions more onlong term sick and get robots to do their jobs to maximize profits for the uber rich?

Good luck with your businesses thoughThumbs UpI mean that

Haha! Well, I don't exactly disagree with that (at all) but if the alternative is the Tories' "Greed is Good" philosophy ( see Gordon Gecko/ Boris Johnson) I know which one I prefer.

Tricky stuff, this - I have been a tenant (often) and married to an occasional landlord (just the one - she has 'occasionally' owned properties! Wink

The main problem in the housing market is that:

1. the Tories - despite their promises - have disastrously failed to build enough 'affordable housing', and

2. since buy to let attracted a lot of sharks, the sector got a bad name and is now being reined in - harsh on the many fair and genuine landlords.

So - too few houses or flats leads to ridiculous rents, and ridiculous rents (paydays) attract crooks and shysters.

Theyre both disastrous for different reasons
Now there will be far fewer houses available and far more destroyed thanks to the corruption and idiocy of both main parties
